Development Feasibility Study
The Project
A multi-discipline team of architects are completing design feasibility for the development of Sandbanks Pavilion.
The scope of this design feasibility work includes:
- Creating a landmark building to optimise the views from this premier location, both bay-side and sea-side
- Seek to provide a new element of community public user and interaction with the building for everyone to enjoy
- Enhance the range and type of beach huts (day use only)
- Deliver an investment that is both sustainable and easily accessed
Next Steps
- The first phase of this design feasibility work will assess a range of design options for the building (RIBA Stage 1). These will be narrowed down to a single option which will be subject to more detailed design work (RIBA Stage 2).
- We aim to complete this by autumn 2023 at which point the Council will need to assess the design feasibility and business case.
At this point we aim to share information on the designs as part of our public engagement and invite comment from local residents and stakeholders.
Background
Constructed in 1928, the Sandbanks Pavilion contains 40 beach huts and two small kiosks. It is locally listed within the context of the Poole Seafront Supplementary Planning Document which identifies its development potential.



The Pavilion was once the showpiece of this resort, but recent building surveys have shown that it is beyond its useful life. In the 1980s the roof walkway and balustrade were removed and a pitch roof added. The concrete lintels and pillars have deteriorated over time and the pavilion is no longer viable to maintain in its current form. Potential exists to add new beach huts and other facilities to broaden the offer at this premier location.
